This development has 49 properties: 19 townhouses with three bedrooms and 30 villas with four bedrooms, split between semi-detached and detached designs. Every townhouse and villa is arranged over two floors and comes with a private garden, a private swimming pool and two parking spaces. Built sizes run from 226 m² to 260 m², with terraces and porches between 32 m² and 66 m². Plots start at 255 m² for the townhouses and reach over 1,000 m² for the largest detached villas.
Each townhouse and villa has its own pool and landscaped garden, planted with Mediterranean species that flower through the year. The townhouses are arranged around a private courtyard with a pergola seating area, while the villas add covered porches and first-floor terraces. The wider site is gated, with pedestrian walkways, planted resting areas and roads laid out to keep traffic away from the living spaces. Every property includes two parking spaces sheltered by a pergola.
Kitchens are delivered fitted, with porcelain worktops and appliances including an induction hob, electric oven, microwave, extractor, fridge and dishwasher. Heating, cooling and hot water run on an aerothermal system with underfloor heating and ducted fan coils, managed through a home automation system. Windows are double glazed in thermally broken aluminium. Floors are natural stone or ceramic on the ground floor and laminate on the first floor, and every property has fitted wardrobes with LED lighting and a fireplace pre-installation.
The development is being built to the BREEAM Very Good standard for sustainable construction. Photovoltaic panels on the roofs generate power for on-site use, and each townhouse and villa has its own electric vehicle charging point. A heat recovery ventilation system renews the air continuously at low energy cost. Water use is reduced through low-flow taps, aerators and dual-flush cisterns, and the landscaping uses native, low-irrigation planting throughout the common areas.
The site sits in La Reserva, one of the quietest parts of Sotogrande in Cádiz province, directly beside La Cañada Golf Club. Shops, supermarkets, restaurants and schools in Pueblo Nuevo de Guadiaro are about four minutes away by car. The beach and the marina are around ten minutes. Valderrama, La Reserva Club and Real Club de Golf Sotogrande are all nearby. Gibraltar airport is 30 minutes, Marbella 45 minutes and Málaga airport 75 minutes.
