We have run LUCKY SOL since 2018 as a family-run agency. We are neither a branch of a chain nor a franchise. We are two people who live here and answer your calls personally.

We guide you through the whole process. From the first call through viewings to the reservation, we connect you with an independent lawyer and a mortgage broker, and we stay with you long after the keys: property management, furnishing, refurbishments and short-term rentals.

What to consider

Lucie and Radek run the agency, but not alone. Behind them stands a wider team, from lawyers and mortgage brokers to property managers, interior designers and tradespeople. We have many years of practice in this market and almost 200 completed transactions: resales, new builds and villas.

Lucie is the founder and managing director. She is there for clients from the very first call, finding out what they are looking for, attending viewings with them and liaising with developers. Radek is responsible for viewings, on-site checks and everything relating to the condition of the property.

We approach every client individually and with the utmost care. Because we live here all year round, we know what each development is like in January, where it is impossible to park in August and how long things actually take at the authorities. You cannot learn this from Prague or from a property listing, yet these are precisely the details that determine whether you will still enjoy the property in five years' time.

Why we stand on the buyer's side

On the local market, the seller's side pays the commission. This is good news for buyers, because you do not have to pay anything for our services. At the same time, it is the only reason why we have to work differently from the seller's agent.

We follow several principles. You will never hear only the positive points. For every property, you will also receive a list of anything that is not right about it. If your budget is not sufficient for this coast, we will tell you during the first call, rather than after three days spent viewing properties. And if something about a development does not seem right to us, we will tell you what and why.

Our work does not end when the keys are handed over. Only then do furnishing, property management, rentals, tradespeople and perhaps, one day, a sale come into consideration. We therefore continue to meet many clients, and a number of them become our long-term friends.

Our purchase agency fee is paid by the selling side. Independent legal advice, taxes and separately agreed management or furnishing services have their own costs.

Every purchase with LUCKY SOL includes

Access to a database of more than 20,000 properties on the Costa del Sol. We are not tied to one developer or one catalogue.
A shortlist of new builds and resales matched to your budget, timing and how you plan to use the home.
On-site checks of the shortlisted properties before you arrive.
A viewing programme of one to three days with us at your side, or live over video.
Negotiation of the price and the reservation terms.
A recommended independent lawyer and support through the legal checks.
Help with the NIE, a Spanish bank account and a mortgage for non-residents.
Company at the notary, handover and a condition check of the property.
Utilities, water, internet and insurance transferred after the keys.

Do you really live on the coast all year round?

Yes, we live here year round, not just for one week a year. This means we know what the different urbanisations are like in January, where parking is impossible in August, what each authority requires and how long the individual steps take. This cannot be discovered from Prague or an online property portal, yet these experiences determine whether you will still enjoy the property in five years' time.

Where can I read your testimonials?

Use the link to our Google profile to read the public reviews in full and check their current number and dates. You can also contact Lucie and Radek using the published telephone numbers and verify the legal company named in your agreement. Arrange meetings on the coast in advance.

Will you advise me against a property if it is unsuitable?

Yes. If a property does not match what you have described, or has a defect that cannot be identified from the listing, we will tell you. If your budget is insufficient for this part of the coast, you will find out during the first call, not after spending three days viewing properties. This is not a favour. It is the only way for an agency paid by the seller to earn the buyer's trust.

Which language will we use?

Czech or Slovak. This applies to everyday communication, viewings, negotiations with the developer and explanations of the contract. We can help you understand Spanish and English documents, while your lawyer will provide the legally binding advice. You therefore do not have to conduct the most expensive purchase of your life in a foreign language.

Will you call me and pressure me to decide?

No. We will answer your questions, and if you do not want to speak on the phone, write to us. We do not use countdowns, artificial deadlines or repeated phone calls. Some clients contacted us long before they were ready to buy, simply to understand the market, and that is perfectly fine. You set the pace.
