A private residential development of 57 apartments with one, two and three bedrooms, set on an elevated hillside site above the coast. The apartments are arranged in low-rise blocks across the site, and include ground floor apartments and penthouses. Every apartment has a large terrace, and the layouts face either east or west, so terraces catch either the sunrise or the sunset over the Mediterranean. All penthouses have a private hot tub, and some ground floor apartments have one as well. Each apartment comes with a garage space, and most include a storage room.
Residents share an outdoor swimming pool and a heated indoor swimming pool. There is a fully equipped gym, a social club with a bar and direct access to the outdoor pool, and an equipped co-working room. A large communal garden runs through the site, with automatic lighting and irrigation. The complex is gated, with private access, an exterior concierge, access control and 24-hour video surveillance with perimeter cameras. Parking access is motorised with remote opening, and the garage has pre-installation for electric vehicle charging.
Kitchens are fitted with high-pressure laminate units, a quartz worktop, and appliances including an induction hob, integrated dishwasher, oven, microwave, fridge, extractor hood, washing machine and dryer. Floors are large-format porcelain tiles throughout, with non-slip porcelain on the terraces. Windows use PVC or lacquered aluminium with a thermal break and low-emission acoustic glazing, and bedrooms have motorised roller blinds. Bathrooms have resin shower trays, glass screens and thermostatic taps. Entrance doors are reinforced, and interior walls are insulated with mineral wool.
Hot water and heating come from a high-quality aerothermal heat pump, an efficient system that replaces gas. Underfloor heating runs throughout each apartment from that same unit. Air conditioning is a ducted heat pump with zoned control, managed by a central thermostat in the living room and secondary thermostats in the bedrooms. Walls, roofs and terraces carry high-performance thermal insulation, and communal indoor areas use automatic lighting control with presence detection. A home automation system lets residents manage climate and lighting from a smartphone.
The development sits in Altos de los Monteros, an elevated residential area on the eastern side of Marbella, roughly 3 km from the beaches at Río Real and Los Monteros. Marbella centre is about 8 minutes away by car, and the La Cañada shopping centre and the supermarkets of the eastern district are around 5 minutes. Río Real Golf lies directly below the site, with Santa Clara Golf and Marbella Golf a few minutes further east. Málaga airport is about 40 minutes away, and Puerto Banús around 20 minutes.
